Question by johnbrown: What recourse or remedies for constructive eviction does a residential tenant have in NJ?
The landlord has switched off the tenant’s water and gas service. This is constructive eviction. What can and should the tenant do? How to go about it? Does it matter if the landlord has no Certificate of Occupancy from the State or the Town?

1) he cannot legally turn of water or gas as they are essentials for the space you’re renting
2) he legally cannot even rent to you because he has no Certificate of Occupancy from the State.

Question by Deborah R: What is the best carpet for a residential pool house where we entertain but have plywood subfloors?
Kids swim, play, lunch, have slumber parties in the pool house. We also entertain adults, have parties, have a fireplace and want an upscale feel that we have yet to find in marine carpets. We want a “homelike” atmosphere but do not want mildew, mold, or fastidious clean up as kids will be coming inside from the pool to use the restroom – so water will be dripped when crossing the floor. Any insight is greatly appreciated.

Hi,
If you buy geniuine hand knotted wool carpets or handmade leather rugs, then water dripping will not be a problem for either of them. The water will automaticlly evaporate after some time without spoiling your carpet.
Leather rugs are extremely effecient when it comes to cleaning, just one vaccum and they are as good as new.

Question by Linda: How much does it cost to dig a residential well in the Blue Ridge Mountains?
Are the costs of installing water, electric, septic exorbitant (understanding that being on the pinnacle of a mountain isn’t cheap)? Is there a guide somewhere that gives an idea of height/distance generalities related to installation of water and power lines?

Question by Skeptic: Why aren’t we using residential solar reflectors with thermal storage?
These are well-established concepts, but I’m amazed that people are not doing this combination more often.
One square meter of sunlight is equivalent to about one horsepower. Reflectors can be used to heat a moving tube of water. Heat storage can be in an insulated underground tank of water without energy conversion losses.
Water can be used to heat homes and heat water.
Why isn’t everyone doing this now given the high cost of energy?

It’s very expensive to convert to this system. While long term you will save money, most people can’t afford the initial investment. You have to spend money to make money, but unfortunately you need to have money to spend it first.
I know, it’s a great idea in theory. In practice it just doesn’t work out as economically as one would think. Perhaps government funded grant money to convert general homes and comercial buildings to such power sources would help. Unfortunately the government would rather spend money on blowing up buildings and killing people on the other side of the world. By the time we do anything as people to help curve this “climate change” we will already be screwed anyways, or so the experts say.
